FAQ's

Below you will find some of the Frequently asked questions about Bryn Gweled. If we missed anything, please just get in touch, we're happy to help.

What is expected of members once they become a part of Bryn Gweled?
Beyond participation at monthly work parties and participation on committees, the most rewarding lives at Bryn Gweled are marked by a real spirit of community. We care for our environment and each other in equal measure, responding to our common and often individual needs. Ideally, all our contributions enrich the lives of everyone at Bryn Gweled.

How long does BG membership process take
More than any other factor, membership is usually paced by the applicant. While we understand the time constraints of individual applicants, the nature of meeting all members of the community does not lend itself to speed. Therefore, the entire process usually takes close to a year. We encourage you to take your time and enjoy the process as we get to know each other.

How can I buy a house in Bryn Gweled?
In truth, Bryn Gweled is not about buying a house, it's about joining a community. But, the reality is that being a member of the community involves living here -- in a house. Purchasing at BG means first becoming an approved applicant (someone who has successfully completed the membership application process). Next, you may find a home that suits your needs (usually at least one, if not a few are available). Arrive at a selling price with the owner. Purchase your C and S certificates, leasing the land for 99 years, renewable. Then purchase the house and keep up with both your local taxes and BG ssessments.

I'm interested in Bryn Gweled. How can I find out more?
Well, being here on our website is a great start! But if you really want a feel for how we live and work, come visit us. The first Saturday of each month is when we usually hold work parties in the morning to address the care and upkeep of our community facilities. That evening, we gather for a covered dish supper and then hold our meeting where we conduct all our community business. It's like a town meeting, which will give you a good sense of community. Visitors are always welcome at our "first Saturday" activities.

Does Bryn Gweled have a religious affiliation?
Bryn Gweled has no religious affiliation. Our members' beliefs are as varied as our backgrounds. We continue to respect all our members beliefs, viewpoints, and orientations.

How will I sell my Bryn Gweled house?
Once you've completed the membership process and purchased your house, you may someday need to sell it. Though this may seem like a faraway notion now, it’s important to understand that since you may only sell to an approved applicant (a person who has successfully completed the membership process), selling your home could take longer and will likely not yield as high a price as a house located on land you owned would bring.

Can I/we get a mortgage when buying a Bryn Gweled house?
Yes, you can get a mortgage for a Bryn Gweled house, but there are some important points of which to be aware. Some banks do not like to write mortgages on Bryn Gweled houses due to the fact that Bryn Gweled houses may be sold only to approved applicants. This can make selling a Bryn Gweled house a comparatively lengthy process. In addition, some banks do not like the fact that the Bryn Gweled Homesteads Corporation has first option to purchase the house should the buyer default on the mortgage.
However, there are a few local banks that are familiar with Bryn Gweled and have written several mortgages. You should also be aware that to purchase a house in Bryn Gweled your down payment amount must be at minimum 20% of the appraised value of the house.
